Turnberry and Wynford Preserve Receive Final Green Light from Sussex County

Two major residential projects—Turnberry and Wynford Preserve—received final approval from the Sussex County Planning & Zoning Commission on July 2, 2025, clearing the way for development to begin.

Turnberry and Wynford Preserve Receive Final Green Light from Sussex County

Two major residential developments took a significant step forward at the July 2, 2025 meeting of the Sussex County Planning & Zoning Commission, where both neighborhoods known as "Turnberry" and "Wynford Preserve" received final approvals for their presented final subdivision & landscape plans.

First up: Turnberry. This 196-lot cluster-style development—formerly known as Unity Branch—will span 135.5 acres just off Hollyville Road, approximately 0.63 miles south of Harbeson Road. Designed with a focus on community, Turnberry will feature shared amenities including walking trails, an inground pool, a pool house, and a central mailing facility, all surrounded by preserved open space.

The project has been underway since its preliminary approval in January 2022, which came with 19 conditions set by the Commission. A six-month extension granted this past March gave the developers until July 27, 2025 to complete their plans—an effort that has now come to fruition.

Documents reviewed by the Commission included (among others):
• Sussex County Engineering Department approval
• DNREC wastewater system sign-off
• Sussex Conservation District endorsement
• Cape Henlopen School District input
• Office of the State Fire Marshal approval
• DELDOT entrance plan approval
• DELDOT letter of no objection

And lastly: Wynford Preserve. This 100-lot cluster subdivision is planned for a 50.44-acre site located along the south side of Prettyman Road, approximately 0.87 miles northwest of the Lewes-Georgetown Highway (Route 9). Wynford Preserve will offer its own collection of neighborhood amenities, including private sidewalks, a walking trail, an inground pool, and a pool house—balancing recreation and walkability within its design.

Like Turnberry, Wynford Preserve was originally approved with 19 conditions, all of which have been addressed. The final plan review included documentation such as:

• DELDOT entrance plan approval
• DELDOT letter of no objection
• DNREC state wastewater construction permit
• Office of the State Fire Marshal approval
• Artesian Water and Sewer utility approval
• Additional supporting documents

With both projects now moving forward, Turnberry and Wynford Preserve are set to move from plans on paper to real communities on the ground—bringing new housing, infrastructure, and lifestyle features to Sussex County.
