Subdivision Shuffle in Sussex County
At the June 18 Sussex County Planning & Zoning Commission meeting, decisions on the long-delayed Windscape Farms and Symphony Glen developments were once again deferred with no new updates. Meanwhile, the newly proposed Fernandez Subdivisionâplanned for four single-family lots on 14 acres of wooded land near Frankfordâwas introduced but also deferred pending further review, with no public comments submitted.

Subdivision Shuffle in Sussex County
At the June 18th Planning & Zoning Commission meeting, momentum slowed for two long-standing proposalsâWindscape Farms and Symphony Glenâas both were once again deferred with no new updates. But the agenda wasnât without movement: a new residential development known as the Fernandez Subdivision made its debut, bringing a fresh proposal into the spotlight.
Old Business: No Action Yet on Windscape Farms & Symphony Glen
If youâve been following along, you already know that both the Windscape Farms and Symphony Glen proposals have been on hold since early June. This week, action on both proposed developments was deferred again, pushing any decisions further down the road. No significant updates or discussion were providedâjust another pause in the process.
New Kid on the Block: Fernandez Subdivision
The Planning and Zoning Commission reviewed a newly proposed development called the Fernandez Subdivision. This plan aims to divide approximately 14.07 acres of wooded land into four single-family lots. The property lies on the southwest side of Frankford School Road, about 830 feet northwest of Shockley Town Road in Sussex County. It falls within the GR (General Residential) zoning district.
Key Details from the Proposal:
Three residential lots are planned.
Lot 4, referred to as âresidual lands,â is not currently designated for residential useâbut that doesnât necessarily rule out future development.
6.06 acres of the land are federal non-tidal wetlands, which will be left as open space.
A significant portionâ13.49 acresâis wooded, but there were no numbers provided yet on how much will be cleared for development.

There were zero public comments gathered regarding the Fernandez Subdivision at this commission meeting, and no concerns nor approvals were raised during the public hearing.
Final Verdict:
As with the Windscape and Symphony projects, the Commission deferred action on the Fernandez Subdivision, pending further review.
