NV Homes Sues Developer Over Undelivered Amenities in Osprey Point
A years-long dispute in the Osprey Point community near Rehoboth Beach is heating up.
On Friday, May 23rd, NV Homes filed a 27 page lawsuit against Osprey Point Reserve, LLC. with the Delaware's Court of Chancery.
They are alleging the developer failed to deliver on promised amenities like a marina, kayak launch, and bulkhead community beach for the community homeowners, with outrage from many residents because many buyers in the neighborhood say that these amenities were central to their decision to move in.
Residents even launched a website explaining their frustrations and how they intend to hold those involved accountable until their promises are met.
In a recent development, Delaware’s Court of Chancery granted NVR’s request to fast-track the case, recognizing the urgency and potential harm to residents. A trial is now expected as early as the first quarter of 2026, much sooner than originally projected.
